- The post discusses property investment in Europe for residency and citizenship, specifically in Portugal, Spain, and Greece. It seeks advice on current investment-to-residency programs, property management feasibility, investment ranges, and citizenship pathways. The potential impact on US equities is slightly negative, as capital could be diverted from US markets to European real estate.

Hey everyone,
I’m trying to understand how property investment works in Europe, especially if the long-term goal is residency and eventually citizenship.
The idea I have in mind is:
- invest in property in a European country * rent it out (long-term or short-term like Airbnb) * manage it properly, even if I’m not living there full-time at the start * and over time, qualify for residency → then eventually citizenship
I’ve been looking into countries like Portugal, Spain, and Greece, but I’m a bit confused about what actually works right now since I’ve heard a lot of the “Golden Visa” rules have changed recently.
What I’m trying to figure out:
- Which countries still offer property investment → residency pathways * How realistic it is to manage rental property * Typical investment ranges to get started * And what the real path to citizenship looks like (timeline, requirements, whether you need to live there full-time, etc.)
Would really appreciate any advice or experiences 🙏
